Development Projects:

  • Various development projects in Texas using 'infill' concept. 30-80 units at a time in stabilized neighborhoods with generally high-end homes, walking distance to regional malls, hospitals, and 15 mins to and from Dallas. Cash-on-cash return is close to 10%.
  • Villas and condo units on Roatan Island, Honduras (Carribbean). A continuing project since 2007. Proceeds from subdivided lots that are part of the original acquisition are used to build units that are then sold to cash buyers from all over the world.
  • 50-60 units Mixed Use, Santa Clara, CA. We have 2 projects that are entitled and ready to build. In the meantime, income is generated from a motel use and the other as a second-hand car lot. Santa Clara is populated by younger demographics employed in the high-tech industry.
    Managed Assets:

    • 56 units development project in Los Banos, CA.
    • Retail/office building in Visalia, CA.
    • Portfolio of over 60 properties including light industrial, retail, office, residential, and land that are owned by one of the largest Northern CA investment company.
    • Various multi-residential properties in the East Bay and on the Peninsula.

     Value- Add Opportunity:

    • San Jose, CA. 30,000 sf office building on 4-acre land. Just closed escrow - now undergoing renovation and ready for occupancy in 180 days. Value optimization and available for equity replacement investment.
    • Sunnyvale, CA. Approx. 3,000 sf dental office on 10,000sf lot within downtown. Value add from $1.2M to $3.4M.

    Various 'Green Projects':

    For the current year, we are raising capital for smaller builders focused on high-end homes in different parts of the Peninsula (Northern CA) in the $2-3M range. Estimated return on investor equity is close to 48%.

    Smaller Investor Opportunity:

    Mixed use building with 3 retail space and apartment - Oakland, CA. Needs $280,000 to complete. Potential value: $1.4M (current valuation ~ $0.5M).

    Disposition of REO's:

    These are financial institutions’ Real Estate Owned assets. Our investors have been acquiring portfolios of land, retail and some residential properties that we would re-sell in bulk and/or exchange.

    Toxic Commercial Assets:

    Acquisition of ‘toxic’ commercial real estate nationwide (U.S. territories only). We are raising capital as more investors join in.
